ASSEMBLY Finished structural elements are transported to the construction site, where they are installed on the prepared foundation slab with the use of a crane. Thanks to the fact that the structures are prefabricated this way, the assembly of the house, incl. all the skilled handiwork, is completed within one month at the latest. IT IS A CHILD’S PLAY FROM THE BEGINNING UNTIL THE ENTIRE MOVING IN! The practically verified time period from the decision until the moving in is about 7 months. However, this time period is only approximate depending on the client’s cooperation. 1. Consultation with the Building Office First, the client consults the conditions for the construction and appearance of the family house on the particular plot of land (roof inclination, garage, etc.) with the responsible Building Office). If the client does not have his/her own plot of land, a business representative of the RD Rýmařov s.r.o. Company may help him/her with the selection of the plot in some locations. 2. Free price quotation and adaptation of the family house layout Through a business representative in any of our business centres the client will choose the house type, agrees on modifications of the house layout and the preliminary technical scope of the delivery. On the basis of this, views and ground plans, including the required changes, will be prepared for the client. At the same time the business representative will prepare a price quotation, incl. transport charges and determine the preliminary construction schedule with regard to the client’s needs. 3. Financing Houses of the RD Rýmařov s.r.o. Company can be financed from the client’s own funds or by means of a mortgage or other loans. If the client is interested, we are able to mediate an appointment with a bank representative in one of our business centres. 4. Contract on a future contract After a preliminary approval of the local Building Office the client will conclude a contract on a future contract in a business centre of the RD Rýmařov s.r.o. Company. At the same time the client will receive a prepared study that will serve as the basis for the preparation of commercial design documentation. 5. Design documentation After signing of the contract on a future contract (after approving the adapted ground plans, views and the price) the client will receive four copies of the design documentation of the house, together with a fire report, delivery scope sheet and complaint rules. Preparation of the design documentation takes approx. 7 weeks. 6. Design of the bottom structure and utility networks The client will receive a drawing of the shape (ground plan) of the foundation slab and a drawing of sample sections. Then, a local designer will deal with placing of the selected house type on the plot of land – i.e. preparation of a layout drawing, as-built drawing of the bottom structure, foundations in accordance with the local conditions (or design of the basement if applicable), connections of utility networks (incl. consultations with their administrators), a drawing of consolidated surfaces and fencing. On the basis of addition of these documents to the design documentation building permit documentation will be obtained. All this can be realized in cooperation with one of the business representatives of RD Rýmařov s.r.o. 7. Building permit proceedings On the basis of the prepared design documentation the client will apply to the responsible Building Office for the issue of the building permit. 8. Performance contract After clarification of the scope and price of the delivery the client will conclude a performance contract with the RD Rýmařov s.r.o. Company through a business representative. Among other things the performance contract defines the type of the house, the completion date of the bottom structure, the implementation schedule, preliminary specifications of the delivery scope, the price, incl. transport fees depending on the scope of the delivery of the house, the financing method. On condition the client meets the cooperation terms specified in the performance contract, the RD Rýmařov s.r.o. Company guarantees the agreed price throughout the construction period until the hand-over of the house on the basis of the concluded contract. 9. Bottom structure and its acceptance When the building permit becomes legally effective, the client will start and complete the bottom structure and arrange for the installation of all utility connections – water supply, electricity, gas and sewerage. The bottom structure can also be constructed by the RD Rýmařov s.r.o. Company. The construction of the foundation slab, incl. all connections, takes approx. one month. Acceptance of the bottom structure and inspection of the construction site and access road is always carried out by a specialist of the RD Rýmařov s.r.o. Company on the basis of a notification sent by the client. 10. Final specifications Preparation of the final specifications allows you to select or specify particular materials (ceramic tiling, paving, carpets, colour designs, fittings and fixtures, etc.). The client has the possibility final modifications of the scope of delivery as compared to the concluded contract; however, only such modifications that do not have any principal impact on the design of the house. After the appraisal of these detailed specifications of the house equipment the client will receive a price supplement of the performance contract. 11. Production preparation After successful acceptance of the bottom structure the RD Rýmařov s.r.o. Company will start preparing the production and purchasing the selected materials in accordance with the client’s specifications. The production preparation takes approx. 6 – 8 weeks. 12. Assembly The RD Rýmařov s.r.o. Company will start the assembly of the family house on the client’s plots of land, incl. all handicraft work related to the scope of delivery. The assembly takes 30 working days at the most (depending on the size of the house). 13. Hand-over of the house After the completion of the assembly the RD Rýmařov s.r.o. Company will hand over the house to the client by the agreed date.
