V loňském roce jsme vás každý měsíc postupně seznamovali s kolekcí soudobé architektury projektu Konopiště Resort. Nadčasová moderní architektura, kterou pro resort navrhlo celkem 11 renomovaných architektů a architektek, je jednou z předností tohoto projektu. Za první republiky bylo zvykem,
aby díla autorů nosila jejich jména, popřípadě jména majitelů. Architekt byl
považován za důležitou součást vytváření historie. Tvůrci resortu navázali na
tuto nádhernou tradici. Resort má ve své kolekci vedle společenského klubu
Volavka dva apartmánové domy Kunc a Maura, 15 rodinných domů Maura
a 21 Majestátních vil, mezi nimiž je Vila Stempel, Vila Sládeček, Vila Eichler,
Vila Kavánová, Vila Palaščák, Vila Fránek, Vila Lampa, Vila Bachleda a právě
nadešel čas vám představit poslední z Majestátních vil. We introduced you to the contemporary architecture collection at the
Konopiště Resort piece by piece every month last year. The timeless modern
architecture, designed for the Resort by 11 renowned architects, is one, but
not the only advantage of the project. It was customary in the First Republic
for architect’s works to carry their names, or their owners’ names. The architect was considered an important part of the making of history. The makers of the Resort continue this beautiful tradition: In addition to the Heron
social club, the Resort collection includes two apartment houses, the Kunc
and Maura, 15 Maura family houses, and 21 Majestic Villas, including the
Villa Stempel, Villa Sládeček, Villa Eichler, Villa Kavánová, Villa Palaščák, Villa
Fránek, Villa Lampa, Villa Bachleda, and now the time has come to introduce
you to the last of the Majestic Villas.

Jan Kaplický nepotřebuje velké představování,
ale přesto se domníváme, že jeho dílo není v Čechách úplně známo. Jeho důležitost je avšak všeobecně akceptovaná a v povědomí lidí je právě on
tím světově nejznámějším architektem českého
původu. Málokdo ale například tuší, že Jan Kaplický s Future Systems byli jediní architekti, kteří
pracovali pro NASA. Je spousta dalších projektů,
o kterých se v Čechách neví a je to škoda, ale ani
to již nebude trvat dlouho. V těchto dnech se již
pilují detaily připravované výstavy Jana Kaplického v Centru Současného Umění DOX v Praze 7.

DESIGN MUZEUM LONDÝn
Leoš Válka s celým svým týmem vyvíjí maximální
snahu pro to, aby se zdejší veřejnost o tomto geniálním architektovi, vizionáři a fantastickém člověku dozvěděla více a mohla ho tak skutečně docenit. Výstavu navrhuje a se svým týmem realizuje
arch. Eva Jiřičná v úzké spolupráci s paní Eliškou
Kaplickou a rozsáhlou skupinou zahraničních odborníků. Resort Living zapůjčila originály modelů
obou návrhů pro Konopiště Resort a tudíž budete
mít možnost spatřit Vilu Kaplický a Klub Volavka
tak, jak je vymodeloval sám Jan Kaplický se svým
dvorním modelářem v Londýně.
Londýnské muzeum designu uspořádalo v červenci loňského roku výstavu „Remembering
Jan Kaplický“. „Měla jsem zde možnost poprvé
uvidět celou řadu modelů a plánů projektů, které
mi vzaly dech,“ říká nadšeně Martina Hollasová. „Jsem nesmírně ráda, že výstava obdobná
a ještě rozsáhlejší proběhne i u nás v Praze.
Janu Kaplickému přišly tenkrát v Londýně dát
poklonu hvězdy architektonického světa. Na
vernisáži promluvila Zaha Hadid, Lord Norman
Foster, Richard Rogers a další. Ti mimochodem
přislíbili svoji účast i na pražské výstavě. „Jejich
proslovy byly dojemné, zajímavé a jen umocnily
moje přesvědčení o velikosti člověka, se kterým
jsem měla možnost necelý rok intenzivně pracovat a který nás loni náhle opustil. Jeho odchod
mne zasáhl na velmi citlivém místě. Cítila jsem
kombinaci euforie a úzkosti z odpovědnosti,
kterou máme vůči jeho posledním dvěma návrhům, Vile Kaplický a Klubu Volavka. Byla jsem
zároveň nesmírně šťastná, že k naší spolupráci
došlo a že je nyní v našich silách stavby Jana
Kaplického v jeho rodné zemi zrealizovat. Jsou
nesmírně cenné.“ s pokorou dodává. Obě dvě
stavby se totiž s největší pravděpodobností
po svém postavení zařadí na seznam dobře
střežených památek UNESCA, a to s sebou nese
určité břemeno. Výběr vhodného vlastníka je
jedním z nich. Díla jsou nedocenitelná. K právě
začínajícímu výběru vhodného budoucího vlastníka obou staveb si společnost Resort Living
vybrala vhodného partnera. Je jím společnost

republice loni otevřela svoji pobočku pod vedením Ing. Radky Kafkové.
VILLA KAPLICKÝ by Jan Kaplický’s
Future Systems
Jan Kaplický needs no lengthy introductions,
yet we believe that his work is not completely
known in the Czech Lands. Nevertheless, his
importance is generally accepted and he is the
most famous architect of Czech descent worldwide in the popular opinion. However, few people know, for example, that Jan Kaplický and his
Future Systems were the only architects to work
for NASA. A number of his projects are virtually
unknown in the Czech Lands, which is a pity,
but that too will not last very long. The details
of an exhibition on Kaplický are now being polished at the DOX Centre for Contemporary Art in
Prague 7. Leoš Válka and his team are making
their best efforts to allow the local public to learn
more about the brilliant architect, visionary and
fantastic person to be able to appreciate him in
full. The exhibition is designed and executed by
the architect Eva Jiřičná and her team in close
co-operation with Mrs. Eliška Kaplická and an
extensive group of international experts. Resort
Living has lent the original models for both the
Konopiště Report designs, so you will be able
to view the Villa Kaplický and the Heron Club as
Jan Kaplický himself and his court model-maker
modelled them in London.
DESIGN MUSEUM LONDON
Design Museum London held an exhibition “Remembering Jan Kaplický” in July last year. “It was
my first chance to see a number of his design
models and plans that took my breath away,”
Martina Hollasová enthuses. “I am immensely
glad that a similar, even larger exhibition will be
held in Prague. Stars of the architectural world
came to bow to Jan Kaplický in London. Zaha
Hadid, Lord Norman Foster, Richard Rogers and
others held speeches at the opening ceremony.
Incidentally, they also promised to appear at the
exhibition in Prague. “Their speeches were moving, interesting and amplified my conviction of the
greatness of the man with whom I was allowed to
work intensely for less than a year and who departed suddenly last year. His departure touched
a very sensitive spot in me. I felt a combination of
euphoria and anxiety from the responsibility that
we have towards his last two designs, the Villa
Kaplický and the Heron Club. At the same time,
I was very happy to have co-operated with him
and to be able to execute Jan Kaplický’s buildings in his home country. They are extremely
valuable,” she adds humbly. Both the buildings
are most likely to be listed among the carefully
watched UNESCO sites, which conveys certain
burdens. The selection of a suitable owner is one
of them. The works are priceless. The selection
of a suitable future owner of both the buildings
has just started, and Resort Living has chosen an
appropriate partner for that: SOTHEBY'S International Realty, which opened its Czech branch,
managed by Ing. Radka Kafková, last year.

s nabídkou, aby navrhl pro Konopiště Resort
společenský klub. JK toto pozvání přijal s nadšením a sám se navíc nabídl, že též navrhne jednu z Majestátních vil. „Bylo všeobecně známé,
že Jan Kaplický si velmi pečlivě vybírá projekty,
na kterých pracuje. Proto bylo pro nás velkou ctí,
že se sám nabídl vilu do kolekce připravit a tím
se společně s ostatními pod projekt podepsat.“

9 měsíců přípravami návrhů pro Konopišťský
resort. Nespočet telefonátů a emailů. Inspirační
materiály – barvy – detaily. Architektonická Couture s jasnou vizí, odvahou, precizností a profesionalitou. Vila Kaplický spatřila světlo světa

v prosinci 2008. Vily od světoznámých architektů v Čechách čekaly téměř sto let. Vlna vysoké
autorské práce zde byla na začátku 20. století
určitým trendem. Vila Tugendhat od architekta
Ludwiga Miese van Rohe byla navržena v roce
1928 a stejně tak jako řada dalších vil navržených a postavených na počátku 20. století se
jistě již cítila velmi opuštěně.
Z JINÉHO SVĚTA
Veškeré dílo Jana Kaplického je jakoby z jiného
světa. Jeho rukopis má svůj vlastní styl. Nic se
tomu nepodobá a v historii architektury nemá
obdob. Jeho originalita prochází stavbami skrz
naskrz. Vilu, stejně tak jako Klub Volavka, autor
navrhl včetně interiéru. Unikátnost komplexnosti
jeho tvorby dodává celé záležitosti punc opravdového skvostu. Barva nad barvami. Černá.
Snad tušil závažnost tohoto díla. Jan Kaplický
miloval barvy, ale sám se vždy oblékal do černého obleku s bílou košilí bez kravaty. Vila Kaplický
je oblečena do smokingu a barevný tubus a interiér celou kompozici osvěžují jako růže v klopě. Tubus, na kterém je vila lehounce posazená,
přináší úkryt pro technicko-praktickou část vily,
včetně garážových stání a schodiště či výtahu,
kterými se dostanete na jednopodlažní obytnou
část. Extravagantní společenská část se dvěma
vlnitými paravany, které ji dělí od ložnicové části
a velké chráněné terasy s bazénem, má v sobě
zakomponovanou kuchyňskou linku a krb. Opět
je zde element ohně. Udržuje život. Vtipná a zajímavá jsou okna. Tvar a jejich umístění. „Vila
je umístěna na místě, ze kterého jsou krásné
výhledy na borovicový háj kolem Jarkovického
rybníka, kde hnízdí volavky popelavé. Je jich zde
spousta. Proto máme též volavku v našem logu.
Jan Kaplický miloval borovice, a tak bylo příjemné, že jsou zde již vzrostlé krásné kusy, kterými se budoucí majitel bude moci kochat přímo
z master ložnice.“ říká Martina Hollasová. Další
krásný výhled bude též z privátního solária na
obyvatelné zelené střeše vily. Je zde zakončený
tubus, který se svíjí do neuzavřené lastury a vytváří tak krásný paravan a ochranu před větrem
pro opalování a relaxaci na nejvyšším místě vily
a celého resortu. Geniální.
THE STORY ABOUT THE VILLA
The developer initially addressed Jan Kaplický
with an invitation to design a social club for the
Konopiště Resort. JK accepted the invitation enthusiastically, and he ventured to design one of
the Majestic Villas on top of that. “Jan Kaplický
was generally known to choose his projects very
carefully. That is why we felt it as a great honour
that he offered to design the villa himself, adding his signature under the project alongside the
other architects,” Martina Hollasová, General
Manager of Resort Living developer, remembers.
Headed by Jan Kaplický, the Future Systems
team spent nine months preparing the designs for
the Konopiště Resort. Countless phone calls and
emails. Inspirational materials – colours – details.
Architectural Couture with a clear vision, courage,
precision, and professionalism. The Villa Kaplický
first saw the light in December 2008. Villas by
world-renowned architects waited nearly a cen-
tury to appear in Bohemia. The wave of high authorial work was a certain trend in the early 20th
century. The Villa Tugendhat by Ludwig Mies van
Rohe was designed in 1928 and, along with many
other villas designed and built in the early 20th
century, must have been feeling very lonely.
FROM A DIFFERENT WORLD
All of Jan Kaplický’s works seem to be from a
different world. He had a hallmark style. Nothing
looks like it, and it has been unparalleled in the
history of architecture. His originality penetrates
his buildings wholly. He authored the Villa as well
as the Heron Club including the interiors. The
uniqueness of the complexity of his work gives
the affair a hallmark of a true gem. A colour beyond colours: black. Perhaps he had anticipated
the gravity of the work. Jan Kaplický loved colours, yet he always wore a black suit with a white
shirt and no tie. The Villa Kaplický is wearing a
tuxedo, with the colourful tube and the interior
brightening the composition like a rose in the lapel. The tube, on which the villa rests gently, shelters the technological and practical segments of
the villa, including the garage bays, the staircase
and the elevator that brings you to the singlestorey residential area. The extravagant social
area with two corrugated screens, dividing it from
the bedroom area and the large sheltered terrace
with a swimming pool, includes a kitchen unit and
a fireplace. Again, the element of fire. It maintains
life. The windows are smart and interesting: their
shapes and their positions. “The Villa is situated
in a place with beautiful views of the pine grove
around the Jarkovický Pond, where Grey Herons
nest. There are many of them here, which is why
we also have a heron in our logo. Jan Kaplický
loved pines, so it was nice to have these grownup beautiful pieces here for the future owners to
feast their eyes on straight from the master bedroom,” says Martina Hollasová. The private solarium on the villa’s liveable green roof will also
command great views. This is where the tube
ends, coiling into an unclosed shell, thus making
a beautiful screen and wind shelter for sunbathing and relaxing at the highest point of the villa
and the entire resort. Brilliant.

Na závěr se ještě zmíníme o realizaci Jana
Kaplického z roku 1999 – velmi výrazné stavbě
Lord's Media Cricket Centre. Je totiž na místě
uvést, že i Klub Volavka nebude mít ke sportu
daleko. V jeho blízkosti je nejenom stávající Golf
resort Konopiště, kde plánují dalších 18 jamek,
ale též zde společnost Resort Living připravuje
první profesionální polo klub v České republice,
Konopiště Polo Club, se kterým vás blíže seznámí v krátké době.

In conclusion, let us mention Jan Kaplický’s
1999 execution: the very conspicuous building
of the Lord's Media Cricket Centre . It should be
noted that the Heron Club will also be associated with sports. Its vicinity includes not only the
existing Konopiště Golf Resort, where – as we
