Celkový objem trhu FM se dnes v ČR odhaduje kolem 60–100 mld. Kč ročně, podle toho, zda do toho počítáme i státní správu a veřejný sektor. Určitě nemůžeme, a ani nechceme konkurovat velkým světovým poskytovatelům facility služeb, naším cílem není získat většinu na trhu. Chceme se od nich odlišit, a to právě svým technickým zaměřením, energetikou a EPC projekty. M Jak dlouho působí COFELY na českém trhu a jaká je její historie? Společnost COFELY vznikla v roce 2012 postupným sloučením celkem čtyř firem, které na českém trhu dlouhodobě fungovaly. První byla společnost PREmont, která se oddělila od PRE, a dnes z ní vznikla divize Energetická infrastruktura. Vyrábí trafostanice a instaluje rozvody vysokého napětí. Druhou divizí je původně vyškovské Spectrum, společnost zaměřená především na rozvody nízkého napětí, instalace a servis slaboproudých zařízení. Nyní je z ní divize Technologie budov. Třetí divizí je bývalá společnost ARiS Jičín, výrobce rozvaděčů do 1 000 V, v současnosti divize Průmysl, která se zabývá vším, co souvisí s elektřinou pro průmyslovou automatizaci, a dodává technologická řešení na míru. Čtvrtou divizí, kterou vedu já, je COFELY Facility Services. Jako celek zajišťuje firma všechno kolem komplexních dodávek energetických řešení – od pokládání kabelů do země přes trafostanice a vedení k rozvaděčům v objektech až po elektrickou instalaci v budovách. Každá divize se zabývá jednou z těchto navazujících činností. Ve finále přijdeme my a chceme se o zařízení dlouhodobě starat a poskytovat služby, které těsně souvisejí s facility managementem, ale jsou zaměřeny především na technickou správu a oblast energetiky. Jaká je strategie mateřské společnosti? Skupina ENGIE je globálním lídrem v oblasti energetiky. Zaměstnáváme téměř 170 000 lidí po celém světě v několika divizích. To, co se dnes snažíme dělat, je odklon od klasické centrální energetiky, tj. od skupování velkých tepláren, elektráren apod. Dnes máme jinou strategii, která se ale samozřejmě trochu liší případ od případu, kontinent od kontinentu. Třeba v Chile je rekordní počet slunečních dnů, takže v Jižní Americe se hodně investuje do solárních elektráren. V Egyptě a v okolí Suezského průplavu zase hodně fouká vítr, tudíž tam vznikají větrné parky. Ve skupině tomu říkáme energy-mix. Je to takové správné kombinování a využívání lokálních zdrojů energie. Celosvětově tedy následujeme současný trend – decentralizaci zdrojů. 4 dn 10/2015 Jak dlouho jste v COFELY a za jaký sektor zodpovídáte? Do společnosti COFELY jsem nastoupil v listopadu roku 2014. Řídím divizi Facility Services a naší ambicí je poskytovat komplexní služby facility managementu. Zodpovídám za ČR s výrazným akcentem na technickou stránku, tj. služby technického charakteru, od elektřiny přes revize, měření, regulace až po systémy vzduchotechniky, ventilace, topení apod. Velmi intenzivně se zabýváme EPC projekty, což je dnes fenomén. Pokud se klient rozhodne využít služeb naší společnosti, jsou pro něho tyto investice takřka bezrizikové. EPC projekt zaručuje, že je financován z dosažených úspor. A dodavatel tyto úspory garantuje. V tomto směru cílíme nejenom na oblast soukro- Jak vytváříte vztah mezi majitelem a nájemci? Naším cílem je především spokojenost nájemců. Dobrý facility manager hledá cesty, jak si získat nájemce na svou stranu, jak ho zaujmout, co mu dát navíc… Protože spokojený nájemce se nechce stěhovat, a pokud je budova plná, je zaručena práce i pro facility managera. Další důležitou věcí ve vztahu k nájemcům je podívat se, jestli se u nich nenajdou i jiné činnosti, které s FM zdánlivě nesouvisejí, ale nájemce by je vlastními zaměstnanci dělat nemusel. Ať už jsou to některé podpůrné procesy typu outsourcingu účetnictví, právních či daňových služeb. To jsou činnosti, které se dnes dají rozvíjet i prostřednictvím firem formátu facility services. Znamená to, že trendem je nabízet komplexní či integrované služby FM? Ano. Na druhou stranu ale nikdy našim klientům netvrdím, že kompletní FM nebo outsourcing všech podpůrných služeb je jedinou cestou. Vždycky říkám, že je třeba použít selský rozum. Někde to jde, jinde ne. Záleží na různých faktorech – lokalitě, dostupných personálních zdrojích aj. Vím, co můžeme nabídnout. Před pěti lety bych nevěřil, že FM se dá dělat v botanické zahradě, přičemž zaměstnanci budou vybaveni elektrokoly či elektromobily, aby byli šetrní k životnímu prostředí a aby nerušili návštěvníky, kteří tam chodí rozjímat. Elektromobil, který téměř neslyšíte, zalévá rostliny – a to je také FM. Jak si představujete budoucnost? Kam budou technologie směřovat? Budoucnost je například ve skladování energie. Říká se, že již je vyvinuta baterie v ceně 3 000 USD, která bude schopná zajistit provoz velkého rodinného domu. Zabýváme se i možností výstavby bateriové elektrárny. Je to ale stále velmi rizikový byznys, protože než za rok zpracujete projekt, tak vývoj v oblasti baterií bude už někde jinde. Technologie rychle zastarávají… Budoucnost klasických služeb FM vidím ve schopnosti odlišit se. V oblasti technické správy jsou to na první pohled drobnosti – třeba při vysokotlakém čištění nemusíme rozvaděče nebo jiná energetická zařízení odpojovat. Neustále nás žene vpřed myšlenka mít služby, byť drobné, s nimiž budeme na trhu výjimeční. Jaké jsou cíle COFELY Facility Services? COFELY Facility Services nechce soupeřit velikostí, ale komplexností. Chceme se na trhu prosadit tím, že umíme záležitosti technického charakteru dodat od přípravy projektu přes jeho implementaci, dodávky instalací či technologií až po jejich dlouhodobou správu. Komplexnost ale nechápeme pouze jako dodávku technických řešení, ale například i jako možnost poskytnutí financování projektů. Mluvili jsme o využití alternativní energie. Jednou z našich společností je také COFELY REN, což je solární fotovoltaická elektrárna v Drásově nedaleko Příbrami s výkonem 4 mW. Jednak to souvisí s podstatou naší činnosti z historického pohledu, ale dnes se nám to hodí i k tomu, že na elektrárně zkoušíme čištění nanotechnologiemi. Máme tam osm bloků s tím, že část vyčistíme a porovnáváme efektivitu čištěné a nečištěné plochy, takže nám to umožňuje otestovat si na vlastním majetku nové služby, které potom můžeme nabídnout našim zákazníkům. Když tyto alternativní služby nabídneme na trhu, víme, že opravdu fungují a máme to jak dokázat. arnOšt WagnEr COFELY is part of the French concern. W How long has COFELY been operating in the Czech market and what is its history? COFELY was founded in 2012 via a gradual merger of four companies that had been operating over the long term in the Czech market. The first was the company PREmont, which was detached from PRE and is now a division of Energy Infrastructure. They produce trafo transformers and install the distribution of high voltage. The second division is the original Vyškov Spectrum, a company that primarily specialises in distribution of low voltage, installation and service of low voltage apparatus. Now it is a division of Technology of Buildings. The third division is the former company ARiS Jičín, a manufacturer of switchboards of up to 1,000 V, presently the Industry division, which attends to everything associated with electricity for industrial automation and supplies made-tosuit technology solutions. The fourth division, which I run personally, is COFELY Facility Services. As a whole, we secure everything associated with the supply of energy solutions – from laying cables through trafo transformers and lines to switchboards in constructions to electricity distribution in buildings. Each division deals with one of these subsequent activities. Our turn comes at the end whereby we want to look after the equipment over the long term and provide services that are closely associated with facility management but are mainly focused on technical management and administration and relevant energy areas. What is the holding company’s strategy? The ENGIE Group is a global leader in the area of energy. We employ almost 170.000 people in several divisions worldwide. What we are trying to do nowadays is to deviate from classic central energy, i.e. from buying large heating plants, power stations and others. Now we have a different strategy which is naturally a little different depending on each case and continent. There is a very windy climate in Egypt and around the Suez Canal which results in wind parks. We call it energy-mix in our group. It is the right combination and utilisation of local energy resources. That means we globally follow the current trend being the decentralisation of resources. How long have you been at COFELY and what sector are you personally responsible for? I came to the COFELY group in November2014. I run the Facility Services division and our aim is to provide comprehensive services in the area of facility management. We are responsible for the Czech Republic with significant emphasis on the technical side, i.e. services of a technical character, from electricity through revisions, measurements, regulations to airconditioning systems, ventilation, heating and others. We are intensively involved in EPC projects, which is a phenomenon today. If a client decides to use our company’s services, these investments are virtually risk free for him/her. An EPC project ensures that it is financed from achieved savings. And the supplier guarantees these savings. There, we aim for the private area as well as the public sector. Total volume of the FM market in the Czech Republic is estimated at about CZK 60–100 billion a year, depending if we also include state administration and the public sector. We certainly don’t nor want to compete with large global providers of facility management. Our aim is not to gain a majority in the market. We want to differentiate from them and to do so through technical specialisation, energy and EPC projects. How do you create a relationship between owners and tenants? Our aim is primarily tenants’ satisfaction. A good facility manager looks for ways to bring tenants on to his side, how to attract them, what extras to provide… so a satisfied tenant doesn’t want to move and if the building is full, the facility manager’s job is also secured. Another important issue regarding the approach to tenants is to look if one might also find other activities that are ostensibly associated with FM but the tenant wouldn’t need to attend to these with his own members of staff. Whether there are some supportive processes such as an outsourcing of accountancy, legal or taxation services. These are activities that can nowadays also be developed by companies providing facility services. Does it mean that the trend is to offer comprehensive or integrated FM services? Yes, it is. On the other hand, I would never tell our clients that comprehensive FM or outsourcing all supporting services is the only way to go. I always say that one needs to use common sense. Somewhere it is possible, somewhere not. This depends on various factors – location, available personnel resources and others. I know what we are able to offer. Five years ago I wouldn’t have believed that FM can be achieved in botanical gardens where employees are equipped with electro-bikes or electro-mobiles in order to be environmentally friendly and not to disturb visitors who come to rest and relax there. The electro-mobile that can hardly be heard also waters plants – that is also FM. 6 dn 10/2015 How do you see the future? In which direction will technologies head? The future is in energy storing. It is said that a battery worth USD 3,000, which is to secure the operation of a large family house, has already been developed. We are also dealing with the possibility of constructing a battery power station. But that is a very risky business because by the time you elaborate a project within a year development in the area of batteries will already have been elaborated elsewhere. Technologies age fast… I see the future of classic FM services in the ability to be different. As for the area of technical management and administration, they are small things at first sight – for instance we don’t need to disconnect switchboards or other energy apparatus during high-pressure cleaning. We are constantly driven by the thought to have services, even though small, that will make us unique in the market. What are the aims of COFELY Facility Services? COFELY Facility Services do not want to compete with its size but with its comprehensiveness. We want to assert ourselves in the market with the ability to supply products of a technical character from project preparation through implementation, supply of installations and technologies to their long term management and administration. Nevertheless, we don’t see comprehensiveness only as a supply of technical solutions but also as the possibility of providing project finance. We were talking about the utilisation of alternative energy. One of our companies is also COFELY REN, a solar photovoltaic power station in Drásov near Příbram with power of 4mW. This is associated with the nature of our activity from an historical point of view and also goes with the fact that we are attempting cleaning with nanotechnologies at the power station. We have eight blocks there and we are to clean part of it and compare the effectiveness of the cleaned and non-cleaned areas, which allows us to test new services on our own property. Then we can offer these new services to our clients. When we offer these alternative services in the market we know that they really work and have the ability to prove it. arnOšt WagnEr
