through architects’ eyes
he revitalisation of Masaryk Station will be carried out in
several stages, which will allow new administrative premises, shops, restaurants, cafes and public green areas. The currently neglected area in Prague’s centre will acquire new
shape and form in the near future under the baton of a private investor. We asked several architects for their opinions
regarding this project.

evitalizace území Masarykova nádraží se uskuteční v několika etapách, kdy vzniknou nové kancelářské plochy,
obchody, restaurace, kavárny a veřejné zelené plochy. V současnosti opomíjené území v centru Prahy by tak v následujících letech mělo pod taktovkou soukromého investora dostat
novou podobu. Zeptali jsme se několika architektů na jejich
názor na tento projekt.

Jak hodnotíte nedávno představený urbanistický návrh Zaha
Hadid Architects?

Projekt na Masarykově nádraží nepochybně naplňuje vizi
pražského urbanistického think tanku IPR: stavět ve městě
a využít jeho vnitřní potenciál. Návrh byl zpracován jednou
z nejznámějších architektonických kanceláří (ZHA), což naznačuje, že Penta přistupuje k tomuto území s respektem
a úmyslem svěřit lokalitu do rukou odborníka. Návrh od ZHA
ve své prezentaci naznačuje provázanost se stávající strukturou a navazuje uliční síť a pohyby pěších i dopravy na stávající rastr, a tak logicky propojuje stávající urbánní strukturu
s nově vznikající strukturou. Do této nové sítě pohybů a tras
vkládá nové objemy, které mají charakteristický rukopis svého
tvůrce. Navrhovaná struktura by měla do těchto objemů také
pojmout různorodost okolí, v němž vyrůstá. Není to projekt
jednoho objektu, solitéru, ale je to několik objektů, ulic, které
mají bezpochyby ožít, vytvořit příjemné místo a také vtáhnout
do sebe nejen uživatele, ale také lidi, kteří by se sem vraceli
třeba za odpočinkem, kulturou a chtěli se na tomto místě setkávat. To vyžaduje různorodost funkcí a architektonických forem, které vnášejí do urbánního prostoru různé aktivity, pohyby, a dělají tak místo živým a zajímavým. A to je tou hlavní
výzvou tohoto projektu. Vytvoření monofunkční struktury
a identického výrazu všech nových objemů potenciál tohoto
místa výrazně tlumí.

The project for Masaryk Station no doubt fulfils the vision of
Prague urban think tank IPR: build in the city and utilise its
Office & Technology Park. IBA se autorsky podílela na rezidenčním
projektu DOCK River Watch.

Hodnotím ho jako velmi zdařilý. Jsem velmi rád, že investor byl
natolik osvícený, když oslovil renomované světové studio.
Na designu návrhu je to hodně znát. Měl jsem možnost být nedávno delší dobu v zahraničí a viděl jsem podobné projekty
v realizaci. Těším se, že Praha dostane další architektonický
skvost. Dlouhodobě sleduji práci ateliéru Zahy Hadid, velmi
mne inspiruje v mé tvorbě, samozřejmě architekturou, ale
mnohem víc také tím že mám možnost vidět, že se dají zrealizovat odvážné nápady, sny které každý architekt v sobě má.
Inspiruje mne odvaha, přístup, nepodléhání módním stylům.
Přál bych Praze a vlastně i celému Česku víc takových odvážných architektonických počinů.
Ateliér Kunc Architects se specializuje na moderní rodinné domy
a designové interiéry, ale i oceňované kancelářské projekty, např.
Economia, NCR, Havel & Holásek, EY.

Podle mne jsou dvě třetiny představeného projektu v rozporu
s územním plánem, což a priori nemusí být problém, protože
město se stále vyvíjí. Ale překvapila mne velikost takto jednotně řešeného území i to, jak poměrně agresivní je předložená urbanistická struktura, byť popisem nám sděluje spíše
opak. Ateliér Zahy Hadid má dar vítězit. Umí trefit náladu investorů, vytvořit osobité a vizuálně zajímavé projekty a v mediální době si investoři prostě kupují brand ZHA. V tomto
případě se podle mne dobře projevuje teorie, kterou znám od
Nicolase Taleba: Vítěz bere vše. Určitý typ investorů proto
vždy bude angažovat právě takové top architekty, jako je Zaha
Hadid Architects.

Studio pha je architektonická kancelář, která se zabývá zajištěním
veškerých projektových prací v oblasti staveb i urbanismu i interiérů a designu, s důrazem na architektonickou kvalitu díla.
MAreK Deyl, stuDIo pHA
Projekt znám pouze z mediální prezentace a platí úplně vše,
co jsme se z médií dozvěděli: v pozitivním i negativním slova
smyslu. Studio Zahy Hadid toho po celém světě prostě dělá
hodně. A z jejich práce – když pominu typické tvarosloví Zahy
Hadid – mizí respekt k místu. Pražský projekt na mne působí
v duchu: „… něco sem prostě postavíme – a tím to končí.“
Celý projekt podle mne navíc zůstane na papíře – postaví se
jeden dům. Pamatuji si, jak sem v 90. letech jezdili architekti
typu Nouvela, Gehryho… a opravdu tady domy řešili. Poctivě
se je snažili vyprojektovat… a jejich práce má dodnes hlavu
a patu. U projektu ZHA tenhle pocit nemám.

inner potential. The project was executed by one of the most
renowned architectural studios (ZHA), which indicates that
Penta approaches this area with respect and the intention to
entrust the location to specialist’s hands. The project by ZHA
indicates in its presentation the interconnection with the existing structure and follows the street line and pedestrian and
traffic movement to the existing raster and thus logically interconnects the existing urban structure with the newly
emerging structure. The new network of movements and
routes include new volumes that have their author’s characteristic signature. The designed structure should also include
in these volumes the versatility of the surrounding areas
where it is being built. It is not just a project of one building, of

a solitaire building, but it is about a number of buildings and
streets that are to receive life, create a pleasant environment
and also absorb new users as well as those who return here for
relaxation, culture and to meet. This requires a versatility of
functions and architectural forms, which bring about different activities and movements into an urban environment and
therefore make the place lively and interesting. That is the
main challenge for this project. Creating mono-functional
structures and the identical appearance of all new volumes
subdues the potential of this place considerably.
Ian Bryan Architects is the architectural studio that is behind several renowned realisations, for instance, Kempinski and Hilton

I assess it as very successful. I am particularly pleased that the investor was that enlightened when he approached the renowned
worldwide studio. It is really visible in the design. I recently had
the opportunity to spend a longer time abroad and saw similar
projects in the process. I look forward to seeing Prague acquiring yet another architectural gem. I have, over the long term,
been following Zaha Hadid studio work. They really do inspire me
in my work, with their architecture of course, but also more with
the fact that I can see that brave designs, dreams that each architects has within, can also be realised. I am inspired by the
courage, approach and not succumbing to trendy styles. I hope
that Prague and the whole of the Czech Republic will have many
more such courageous architectural acts.

I believe two thirds of the introduced project are in breach of
the outline plan, which does not necessarily need to be a problem deduced even though the city keeps developing. What did
surprise me though was the size of this uniformly designed area
as well as the fact as to how relatively aggressive the submitted
urban structure is, even though the description says otherwise.
Zaha Hadid Studio has the ability to win. They know how to hit
on an investors’ mood, to create a distinctive and visually interesting projects and in medial times, investors simply purchase the ZHA brand. The theory I believe manifests itself well is
the theory I know from Nicolas Taleb: Winner takes all. That is

Nově propojí Prahu 1 s Karlínem a Žižkovem, jednou z variant je unikátní zastřešení kolejiště, o němž Penta jedná se Správou železniční dopravní cesty. Tím vznikne nový městský park, který přímo spojí ulice Na Florenci a Hybernskou. U haly Masarykova nádraží
a za magistrálou, u autobusového nádraží Florenc, vzniknou nová veřejná prostranství,
která budou plnit funkci náměstí. Ulice Na Florenci bude výrazně širší, stane se tak novým
pražským bulvárem lemovaným vzrostlými stromy. Rozšíří se tím centrum města od
náměstí Republiky až na Florenc. V průběhu času Penta předpokládá odkup pozemků
o celkové rozloze přes 22 000 m2, na nichž chce realizovat výstavbu kolem 90 000 m2
komerčních ploch. První stavba by mohla být dokončena v průběhu roku 2019, celá oblast pak nejdříve v roce 2023. Celkové náklady na realizaci Central Business Districtu
přesáhnou 6,5 mld. Kč
urBanisM of the revitalisation of MasaryK station anD its surrounDings
It will interconnect Prague 1 with Karlín and Žižkov. One option includes unique roofing
over the rails which Penta negotiated with the Railway Infrastructure Administration.
This will allow for a new city park, which will directly connect Na Florenci and Hybernská Streets. By the hall of Masaryk Station and behind the arterial road, by Florenc Bus
Station, there will be new public areas which will fulfil the function of a square. Na Florenci Street will be significantly wider and will become Prague new boulevard lined with
grown trees. It will expand the city centre from Republiky Square all the way to Florenc.
Over the course of time, Penta expects to purchase land with a total area of over
22,000 sq m where they want to realise the construction of approximately 90,000 sq m
of commercial premises. The first building should be completed during 2019 and the
whole area in 2023 at the earliest. Total realisation costs for the Central Business District will exceed an amount of CZK 6.5 billion.
why a particular type of investor will always employ these top
architects as is the case with Zaha Hadid Architects studio.

I only know the project from the media and everything that
we learnt from the media applies: in both a positive and negative point of view. Zaha Hadid studio does a considerable
volume throughout the world. And from their work – if I ignore Zaha Hadid’s typical morphology – there disappears respect for the place. The impression Prague project makes on
me is: “… we will simply build something here – and that’s it.”
Moreover, I think the whole project will only remain on paper
– one building will be built. I remember how architects like
Nouvel, Gehry and others used to come here in the 1990s and
really did deal with the issue of the buildings. They tried to
design them fairly … and their work still makes sense. I don’t
have this feeling with ZHA’s project.
Studio pha is an architectural studio which deals with arranging
all project work in the area of construction and urban planning as
well as interiors and design, with the emphasis put on a architectural quality.
