Po náročné obnově, kterou realizuje italská společnost FIM Group a jejíž dokončení se plánuje na rok 2012, se znovu objeví ve své někdejší noblese, již jako soubor 57 exkluzivních rezidencí, ateliérů a kanceláří. S divadlem se nadále počítá. Původní tvář získá i kdysi „apartní“ pasáž se dvěma krytými atrii, ústící do ulic Dlouhé, Haštalské a Hradební. Projekt v unikátní lokalitě Starého Města je dílem mezinárodní architektonické kanceláře Lewis & Hickey a českého ateliéru DaM. Tvář luxusu „Pokud má luxus mnoho tváří, u Rezidence Dlouhá to platí dvojnásob,“ říká Ilona Monferini Mančíková, obchodní ředitelka společnosti FIM Group, která je developerem projektu a tradiční rodinnou firmou ze severní Velkorysá kompozice domu, daná jeho historií, s sebou nese řadu výrazů i bohatost architektonických forem. Na své si tak podle Ilony Monferini Mančíkové přijdou příznivci dobových interiérů se štukovou výzdobou, s vysokými stropy a dekorativními prvky ve stylu art deco, ale i stoupenci zcela moderních řešení, kteří chtějí popustit uzdu své fantazii; a to v bytech komornější velikosti od 60 m2 až po velkoplošné exkluzivní rezidence okolo 250 m2 s venkovními terasami o rozloze desítek metrů čtverečních a s výhledem na siluetu Staroměstské radnice či Týnského chrámu, Letnou nebo Hradčany. Developer zachová i divadlo v suterénu. „Patří k atmosféře domu, která je nesporně jedinečná, a je úzce spjato i s jeho vznikem a historií,“ popisuje Ilona Monferini Mančíková. Stopy historie Dům č. 39 na nároží ulic Dlouhá a Hradební, zadním křídlem obrácený do Haštalské, pochází z konce 20. let minulého století. Historie místa však sahá až do roku 1405. Dlouhá ulice, na jejímž východním konci se dnešní palác nachází, byla v té době jednou z nejrušnějších tepen Starého Města a v přímém sousedství stála jedna z městských bran (odtud i název ulice Hradební). V roce 1689 byly původní domy stiženy požárem a počátkem 18. století znovu vystavěny. O 200 let později je nahradila velkorysá novostavba s elegantní pasáží a divadelním sálem (resp. Velkou operetou) v suterénu, kterou zde nechal vybudovat jako svůj velkoměstský palác Rezidence Dlouhá Luxury with the soul of ancient Prague The urban palace on the corner of Dlouhá and Hradební streets, built at the end of the 1920’s and also known as the home stage of the Divadlo v Dlouhé theatre, is undergoing complete reconstruction. After the demanding reconstruction, which is being carried out by the Italian company FIM Group and which is slated for completion in 2012, it will once again appear in its former glory, just like its collection of 57 exclusive residences, ateliers and offices. It is still counting on having the theatre. The once “chic” Passage with two covered atriums, leading to Dlouhá, Haštalská and Hradební streets, will also get its original appearance back. The project in the unique locality of the Old Town is the work of the international Lewis & Hickey architecture office and the Czech DaM atelier. The face of luxury “If luxury has many faces, then that is doubly applicable to Rezidence Dlouhá,” stated Ilona Monferini Mančíková, the Sales Director of FIM Group, which is the project’s developer and a traditional family firm from Northern Italy with more than fifty years of tradition and several buildings constructed at home and in the Czech Republic. The situation of the project in the middle of the Old Town with its picturesque lanes full of shops, galleries and cafes gives it a stamp of exclusivity and the nearby main shopping boulevard, Na Příkopě, with a shopping centre and metro and tram stations give it the comfort of urban life to the nth degree. The grand composition of the building, given by its history, also gives it several expres- sions and a richness of architectural forms. According to Ilona Monferini Mančíková advocates of period interiors with stucco decorations, high ceilings and decorative elements in the Art Deco style will also come into their own, as will adherents to entirely modern designs, who want to let their fantasies run wild. The flats range in size from a east end of which today’s palace is located, was at that time one of the busiest roads of the Old Town and one of the city gates was right next to the current building (which is where the name Hradební, meaning a rampart, came from). The original buildings, hit by a fire, were rebuilt in 1689 and again at the end of the 18th century. About 200 years later they were replaced by a grand new building (with an elegant passage and a theatre hall, or Grand Operetta, in the basement) which the merchant Ottomar Sušický had built as his city palace, and which still stands here now. The decorated façade of the two-storey corner building remained from the original Baroque buildings. The developer is also going to preserve the theatre in the basement. “It belongs to the atmosphere of the building, which is indisputably unique and is closely connected to its origin and history,” Ilona Monferini Mančíková described. Traces of history Building no. 39 on the corner of Dlouhá and Hradební streets, with its rear wing facing Haštalská Street, comes from the end of the 1920’s. The site’s history, however, reaches back to the year 1405. The characteristic terrazzo tile and artificial stone will return to the stairwells and the passage and the ceilings will once again shine with stucco and colourful decorations. The brass and steel display windows, manually wrought staircase and balcony rails and the front entrance’s uniquely-decorated grating will return to their former appearance. In accordance with the demand of modern life the new flats will be equipped with period scuncheon windows with decorative ironwork and originals or copies of the historical designs of the individual doors. “We will restore the valuable elements or replace them with period replicas. But lights and accessories, for example, will be completely modern,” Miroslav Jeník added. “We want to evoke the former atmosphere, but also be rooted in the date of reconstruction. Z původních barokních objektů zůstala zdobená fasáda dvoupatrového nárožního domu směrem do Dlouhé. Umění detailu Developer dnes vrací domu tvář luxusní rezidence, jíž kdysi býval. „Na obnovu čekají cenné dobové artefakty exteriéru i interiérů a za své naopak vezmou degradující prvky, které zde zanechala komunistická éra,“ upřesňuje manager projektu Ing. Miroslav Jeník. Do prostor schodiště i pasáže se vrátí charakteristická terazzová dlažba a umělý kámen a opět zde zazáří stropy se štukovými a barevnými dekory. Původní vzhled dostanou mosazné a ocelové výkladce, ručně kované zábradlí schodiště a balkonů či unikátní zdobné mříže hlavních vstupů. Nové byty, již v souladu s nároky moderní doby, budou vybaveny dobovými špaletovými okny se zdobným kováním a originály či kopiemi historických designově jednotných dveří. „Cenné prvky obnovíme nebo nahradíme dobovými replikami. Ale např. osvětlení či doplňky budou zcela moderní,“ dodává Ing. Jeník. „Chceme evokovat někdejší atmosféru, ale typově se přihlásit k datu rekonstrukce. Propojit historii s modernou s důrazem na detail dokončení…, to náročný zákazník vždycky ocení.“ Zvenčí je palác opticky rozdělen do čtyř částí – nárožní, s historizující fasádou, je co do vzhledu poměrně věrnou kopií původního barokního domu, zvýšenou o patro nad kordonovou římsou a o podkroví. Uvnitř bytů, které zde budou velmi noblesní, objevíme řadu pozoruhodných prostor s unikátními štukovými stropy, dobovými posuvnými dveřmi nebo vestavěným mobiliářem a doplňky ve stylu art deco. V dalších částech – ve věžovité stavbě v Dlouhé, korunované dynamicky tvarovanou nástavbou někdejšího baletního sálu, na rozměrné fasádě do Hradební s probarvenou tvrdou omítkou a na Pařížská, Praha 1 - další projekt společnosti FIM Group zalomeném průčelí do Haštalské – lze naopak sledovat vliv architektonických tendencí z počátku minulého století. Díky netradiční kompozici a velkorysým proporcím se zde otevírá prostor pro moderní řešení a fantazii majitelů a najdeme zde také největší a nejprostornější z plánovaných rezidencí. Třešničkou se stane luxusní penthouse v místech někdejšího baletního sálu. Ten nechal údajně majitel domu, stejně jako divadlo, zřídit pro svou manželku, která byla herečkou. Miroslav Jeník, „na svou dobu byla velmi moderní a výhody přinese i v době rekonstrukce.“ Zejména při instalaci nových moderních technologií a dispozičním řešení bytů, které budou majitelům předány jako shell and core, tzn. bez finálních úprav. „Chceme vlastníkům poskytnout maximální volnost při tvorbě interiérů, kterou u exkluzivních bytů této kategorie vyžadují. Připraveny máme tři kategorie luxusních standardů, každý v odlišném materiálovém a designovém provedení, aby plně vyhovoval vkusu a nárokům budoucího majitele. Italský design a styl, který přinášíme, je osvědčenou kvalitou. Kvalitní materiály a důraz na detail dokončení, to v Čechách stále trochu chybí,“ podtrhuje Ilona Monferini Mančíková, obchodní ředitelka FIM GROUP. Thanks to the untraditional composition and large proportions, there is room for a modern solution and the owners’ fantasies and we can also find the largest and most spacious of the planned residences. The luxurious penthouse in place of the former ballet hall is the cherry on top. The owner allegedly had this built, like the theatre, for his wife, who was an actress. So it can boast of five-metre ceilings as well as a sweeping view through a palette of long narrow windows and two terraces with an area of dozens of square metres. Rezidence Dlouhá - city centre - view Rezidence Dlouhá - baroque facade “During the construction of the building the enclosed steel frame structure was used,” Miroslav Jeník added, commenting on this technical detail, “it was very modern for its time and it also was an advantage during the period of reconstruction.” Especially during the installation of new modern technologies and the design of the layouts of the flats, which will be handed over to each of the owners as a shell and core, i.e. without final modifications. “We want to provide the owners with maximum freedom when creating the interior, which is a necessity for exclusive flats of this category. We have prepared three categories of luxury standards, each with different materials and a different design so that it fully satisfies the taste and demands of the future owner. The Italian design and style we are bring is of certified quality. High-quality materials and an emphasis on finishing details, this is still lacking a bit in the Czech Republic,” Ilona Monferini Mančíková, FIM GROUP’s Sales Manager, emphasised. The owner can influence the flat’s appearance, layout and fittings considerably during the construction, either in cooperation with the developer or with the participation of his own architect. The flats (shell and core) are on offer starting from CZK 80,000 per m2, the most luxurious 200-metre residence can reach tens of millions of crowns. History meets the fervent present in the building. Thus it will be equipped with modern technologies including central gas heating, a sophisticated air-conditioning and ventilation system and security cameras and communication systems connected to the main reception, located in one of the atriums. Another service than is pertains to luxury condominiums will also be available to owners here. According to Ilona Monferini Mančíková the passage itself, where the building entrances will also lead, will be changed from the foundations up and attractive shops and services will be installed here, which will make living here even more pleasant. There are also plans for a stylish café here, where we can pop in for a morning coffee and fresh croissant. It is only a three-minute walk to the Old Town Square, Na Příkopě Street or the Vltava embankment, for that matter. It is also possible to take a walk to Lannova Park or the nearby Letná Park. Nor do drivers have anything to fear. Thirty-three parking spots will be available right in the building, accessible in comfort from the main road.
